Home renovations can cost a lot, but postponing energy-saving renovations can end up costing even more.
That’s because many homes, like this 1969 modern-style rancher belonging to Hamilton-area resident Stephen Ryder, can lose a large amount of heating energy without the homeowner ever noticing.
Sometimes heating energy is lost through small cracks and gaps in the home’s walls or foundation, or around its windows, which allow cold air to enter the home.
Sometimes heat escapes through the walls, windows, and even the roof, because heat can move through these building materials if they’re not well-insulated.
Until that energy loss is stopped, it can mean the home experiences gas, oil or electricity costs as much as one-third to one-half more than they should be.
Home energy audit
After seven years of living with his home’s high natural gas bills, Ryder decided to have a home energy audit to learn ways to use less energy, and reduce his heating costs as well as his home’s carbon dioxide emissions. “We gotta get green, baby,” he says.
To qualify for grants and rebates from the Canadian and Ontario governments, Ryder had a Home Energy Advisor come to his home to conduct a detailed energy audit.
During this visit, the Energy Advisor suggested ways to make the biggest difference to the home’s energy use. “We learned that the house was quite airtight but were surprised by how much heat was lost through the fireplace,” says Ryder.
Grants and rebates
The Advisor prepared a report that showed which renovations would create the biggest energy savings for Ryder’s home. Not only could he save money on his heating costs, the Energy Advisor told Ryder, but he’d be eligible for grants and rebates from the Canadian and Ontario governments.
“It was easy,” says Ryder. “The auditor ... didn’t pressure me at all. Just told me to call when the work was done, and helped me out with the paperwork.”
One of the most important things the Energy Advisor recommended for Ryder’s home was insulation for the home’s attic. The house was losing a substantial amount of heat thanks to inadequate insulation, but by adding to the existing insulation, Ryder could save a lot of heating energy. Better yet, the insulation would make sure his home felt warmer in winter, and cooler in summer.
Ryder says that without the federal and provincial grants and rebates, “We would not have done the furnace so soon. We probably would have waited.” But he’s glad he chose to replace his old furnace with a high-efficiency condensing gas furnace.
Not only is the new furnace equipped with a DC variable-speed motor, which powers a fan to circulate warm air more efficiently through the home, but it’s Energy Star-rated, which means it’s among the most efficient furnaces available today.
Ryder is glad he didn’t wait to install the new furnace, because the results are noticeable, especially in terms of money saved: “My home is much warmer and the energy bills have been cut by half.”
